What Is a Barndominium?

A barndominium is a home built with barn style construction, usually a post frame (wood posts set in the ground or on piers) or a red iron steel frame, wrapped in metal siding and a metal roof. Inside, it is a regular home with drywall, kitchens, baths and HVAC. The appeal is the clear span structure: wide open living spaces without load bearing interior walls, and the easy option of attaching a large shop, RV bay or equipment garage.

Today’s barndominiums rarely look like a plain pole barn. In Middle Tennessee you will see black board and batten exteriors, wood wrapped porch posts, stone wainscot, cupolas and big windows facing the view. They fit naturally on the rolling farmland of Maury and Marshall counties, the rural parts of Williamson and Rutherford counties, and the country edges of Davidson County around Joelton and Whites Creek.

What a Barndominium Costs in Middle Tennessee

Cost depends on three things more than anything else: the land, the site work and the finish level. As a starting point for 2026, Tennessee builders commonly quote a finished 2,500 square foot barndominium at roughly $200,000 to $500,000, or about $80 to $200 per square foot. A metal building kit or shell alone can price far lower, but a kit is not a finished home, and the turnkey cost is often two to five times the kit price.

The costs buyers most often underestimate sit outside the house itself: a gravel or paved driveway with a culvert, a septic system sized to the soil, a well or a water tap and meter, and running power from the road to the build site. On raw land those items can add tens of thousands of dollars, which is why we look at them before you buy the land, not after.

Where You Can Build One

Rural county land is usually the easiest place to build. Inside city limits and in many subdivisions, the barriers are zoning rules and private covenants. Plenty of neighborhood restrictions ban metal siding, require a minimum square footage or require a specific roof pitch. Those rules are written into the deed restrictions, not the listing description, so they have to be read before you commit.

How Barndominium Financing Works

Most barndominium buyers do not use a standard purchase mortgage, because there is no finished house to buy yet. The common paths are a land loan to buy the lot, then a construction loan; or a single construction to permanent loan that covers the build and converts to a regular mortgage when the home is finished. Some buyers pay cash for land and use its equity toward the construction loan.

The appraisal is where barndominium buyers get surprised. An appraiser needs comparable sales, and in some areas there are few finished barndominiums that have sold nearby.
