How to read sold data without misleading yourself
A sold price on its own is only half the story. Two houses on the same street can close months apart at very different numbers because of condition, lot, finish level, and what the market was doing that particular week. A few things worth keeping in mind as you scan the list:
Closed price is not always what the buyer paid. Seller-paid closing costs, rate buydowns and repair credits do not show up in the sold price, so a home that looks like it held its number may have effectively sold for less.
A closing today reflects a deal struck weeks earlier. Most sales take thirty to sixty days to close, so the prices here were largely agreed before you are reading them. In a market that is moving, that lag matters.
New construction distorts averages. Builder closings often carry incentives that resale sellers cannot match, and in the faster-growing parts of the region they can make up a large share of the sold data.
