The median list price was $1,190,256 as of August 2026, essentially flat year over year, and the county has spent the past decade absorbing corporate relocations into Cool Springs and Berry Farms. Franklin sits near $1.2 million, while Nolensville runs closer to $767,000. Spring Hill straddles the Williamson–Maury line, so two houses on the same street can sit in different counties with different property tax bills and different school assignments.
