Williamson County: the top of the market

Williamson County is the reason people say Middle Tennessee has gotten expensive. The median list price was $1,190,256 as of August 2026, essentially flat year over year, and the county has spent the past decade absorbing corporate relocations into Cool Springs and Berry Farms. Franklin sits near $1.2 million, while Nolensville runs closer to $767,000. Brentwood, Arrington, College Grove, Thompson’s Station and Leiper’s Fork each behave like separate submarkets with their own inventory rhythms. Davidson County and Nashville: the volume market

Davidson County is where choice lives. The median list price was about $535,000 as of August 2026, with roughly 6,500 homes active and a median 65 days on market, which means more inventory and more negotiating room than you will find in Williamson. The county also holds the widest internal range of the five: Belle Meade and Green Hills at the top, downtown condos and East Nashville infill through the middle, and pockets of Southeast Nashville well below the county median. Rutherford County had a median list price of $480,000 as of August 2026 and a median 51 days on market, the quickest of the five counties. Murfreesboro anchors it, with Smyrna, La Vergne and Rockvale absorbing buyers who have been priced out of Williamson but still need to reach Nashville. Maury County: Spring Hill and Columbia

Maury County’s median list price was $489,628 as of August 2026, with roughly 1,700 homes for sale and inventory rising month over month, which quietly makes it one of the better supplied markets in the region. Spring Hill straddles the Williamson–Maury line, so two houses on the same street can sit in different counties with different property tax bills and different school assignments. Marshall County’s median list price was $385,000 as of August 2026, with a median 64 days on market. Chapel Hill and Lewisburg are where land still makes financial sense, and where buyers who want acreage rather than a subdivision tend to end up.
