Middle Tennessee Homes for Sale

Middle Tennessee is not one housing market. It is five, and the spread between them is wider than most buyers expect. As of August 2026 the median asking price in Williamson County was $1,190,256. An hour southwest, in Marshall County, it was $385,000. Same region, same commute corridors, roughly a threefold difference in price. Working out which county fits your budget, your commute and your school priorities is the first real decision you will make here, so this page is organized around that question rather than around a list of features.

The search below pulls live from RealTracs, the multiple listing service that Middle Tennessee agents actually work in, so what you see is what is genuinely on the market today rather than a portal’s stale copy of it. You can filter by price, beds, baths, acreage and school zone, save a search, and be notified when something new matches it. If you would rather start with a place than a filter, the county summaries below will point you to the right page.

Williamson County: the top of the market

Williamson County is the reason people say Middle Tennessee has gotten expensive. The median list price was $1,190,256 as of August 2026, essentially flat year over year, and the county has spent the past decade absorbing corporate relocations into Cool Springs and Berry Farms. Franklin sits near $1.2 million, while Nolensville runs closer to $767,000. Brentwood, Arrington, College Grove, Thompson’s Station and Leiper’s Fork each behave like separate submarkets with their own inventory rhythms. Williamson County Schools drive a large share of demand, which is why an otherwise identical home two streets away can carry a real premium. Start with Williamson County homes for sale if this is your target.

Davidson County and Nashville: the volume market

Davidson County is where choice lives. The median list price was about $535,000 as of August 2026, with roughly 6,500 homes active and a median 65 days on market, which means more inventory and more negotiating room than you will find in Williamson. The county also holds the widest internal range of the five: Belle Meade and Green Hills at the top, downtown condos and East Nashville infill through the middle, and pockets of Southeast Nashville well below the county median. Browse Davidson County or narrow straight to Nashville.

Rutherford County: Murfreesboro and the growth corridor

Rutherford County had a median list price of $480,000 as of August 2026 and a median 51 days on market, the quickest of the five counties. Murfreesboro anchors it, with Smyrna, La Vergne and Rockvale absorbing buyers who have been priced out of Williamson but still need to reach Nashville. New construction makes up a much larger share of inventory here than in Davidson, so expect to be comparing builder incentives against resale value. See Rutherford County homes for sale.

Maury County: Spring Hill and Columbia

Maury County’s median list price was $489,628 as of August 2026, with roughly 1,700 homes for sale and inventory rising month over month, which quietly makes it one of the better supplied markets in the region. Spring Hill straddles the Williamson–Maury line, so two houses on the same street can sit in different counties with different property tax bills and different school assignments. That single detail catches more buyers off guard than anything else in Middle Tennessee, and it is worth confirming in writing before you make an offer. Explore Maury County.

Marshall County: where acreage still pencils out

Marshall County’s median list price was $385,000 as of August 2026, with a median 64 days on market. Chapel Hill and Lewisburg are where land still makes financial sense, and where buyers who want acreage rather than a subdivision tend to end up. The trade-off is drive time: plan on 45 to 60 minutes to downtown Nashville depending on the hour. See Marshall County homes for sale.

Three things to settle before you start touring

First, decide whether a specific school zone is a requirement or a preference, because in Williamson County that one answer can move your budget by six figures. Our Middle Tennessee schools guide breaks the zones down district by district. Second, check the county line and the tax rate rather than the mailing address, particularly anywhere near Spring Hill or Thompson’s Station. Third, if you need to sell before you buy, get a realistic number on your current home first rather than last — here is how we approach selling a home in Williamson County.

Work with someone who lives in these markets

Listing data tells you what is for sale. It does not tell you which street floods, which builder cuts corners, which zone is about to be redrawn, or what a house is actually worth against the three that sold quietly last month. That is the part worth a conversation. Meet Stephen Strickhausen, or call 615-480-5770 and tell him what you are trying to do.

Median listing prices cited above are as reported by Realtor.com for August 2026 and are reviewed periodically. Live listing data in the search below is supplied by RealTracs.
